Discover La Jolla

La Jolla, also known as the jewel of San Diego, is a beautiful beach front city just a few minutes north of Downtown San Diego! From world-class shopping to one-of-a-kind dining, the sunshine sparkles year-round.

There’s always something going on in La Jolla. Whether it’s live entertainment at the La Valencia Hotel, or the PGA Golf tournament in Torrey Pines, or going to see the sea lions at the cove, there is always something to do when visiting La Jolla.
With five beaches to choose from, make La Jolla your one-stop shop for beachgoers. Visit Windansea Beach, where you can check out underwater reefs and fierce waves. This is a very secluded part of the beach, where admirers can watch experience surfers, or have a romantic picnic on the beach. Windansea Beach is located at the end of Nautilus Street.  For the kids, check out La Jolla Children’s Pool, with harbor seals! La Jolla Cove is always a fan-favorite for swimming, snorkeling and diving! La Jolla Shores is a long beach with soft sand, clean water, and gentle waves. Ideal for families, sunbathers, and beginner surfers.  Finally, there is controversial Black’s Beach located just north of the Scripps Pier. The north portion of the beach is clothing-optional. For the avid-hiker, check out Torrey Pines State Natural Reserve and the La Jolla Walking Trail, with some of the best-hiking trails in all of San Diego.

La Jolla has over 25 eateries, serving anything from classic American, to seafood, to Mexican food and more!  And when you’re done eating, check out the shopping experience, that is “as unique as you.” La Jolla shopping attracts anyone, from bargain hunters to celebrities that have been known to shop the strip. Some of the most luxurious brands are located in La Jolla, along with everyday values. The best part about it is that you can browse with ease around a beautiful seaside village rather than a crowded and noisy mall.

And for San Diegans that are looking to go on a “Stay-cation”, there are a number of elegant coastal hotels to choose from.
For more information on La Jolla sites and attractions, as well as entertainment, check out!

Lemon Zesting Your Home

Lemon has become increasingly popular over the last two years in home design. With more bold, modern trends showing up in homes, designers have taken the traditional "yellow" and modified it when zesting up homes for Spring and Summer.

While yellow can be overwhelming if not done correctly, it creates the perfect accent color when creating that modern living room. And if you decide to keep it a little more traditional, look at more traditional fabric patterns that have a hint of lemon.

If you're still on the fence about adding lemon to your living or dining rooms, try adding just a small accent fixture in the room like a yellow pillow, or table lamp with a decorative yellow shade. And if you're not ready to go yet but want to add some cheer to your room, try adding sunflowers on your dining room table. It's sure to add color to any room, and bring rays of sunshine, too!

Happy decorating!

Five Mistakes to Avoid when Investing in Real Estate

Investing in Real Estate is no joke. It is a serious business that is filled with some of the most experience people. When investing, be sure to take it seriously, otherwise you risk damaging opportunities before you even get started.

Mistake #5 – Take it seriously. This cannot be a hobby. Be sure to start by putting business cards everywhere and anywhere – bulletin boards in coffee shops, garages, anywhere you can pin them for free. Websites, blogs and articles are one of the most effective ways of getting your name out there an building a brand. Connect with others via social media like Facebook, LinkedIn and Twitter. Be sure to set up an LLC and get a Federal Tax ID number. I tell many of my prospective clients to look into also opening a business checking account.

Mistake #4 – Not being well educated. Education is key. Investing can’t end with your first purchase. Get ahead of new trends and strategies that are being used in the business. Read blogs, websites, and books on real estate investing.

Mistake #3 – Statistics show that 92% of all sales start online. Create a website and use the internet to search for new leads and opportunities. It’s free- why not use it? Many forget that technology is leading the world of Real Estate investing. It’s a great resource to use.

Mistake #2- Real Estate Agents aren’t the enemy to you, even if you think they are. One mistake many people make is that they don’t use an agent because they think their only involved for the commission. They are good at uncovering opportunities in their daily business since it is, well, their business. Although there is a commission fee involved, many times it’s worth it to pay. Find the right agent who understands what you’re trying to do and can help with questions you might have.

Mistake #1- Not being well-versed with the media. Media of all kinds, whether it be social media or TV, print, etc. is one of the most credible sources for many looking to invest in Real Estate. Try reaching out to a local establishment and see what they can do to help you.

Things to Buy After Buying A Home

Congratulations! You just purchased a new home! The biggest hurdle is now over. What’s next?

Keys and Locks – The first thing you need to do after buying a new home is changing all your door locks, or re-key the home. If the previous sellers gave sets of keys to family, friends, neighbors, etc. then chances are that you need to re-key the house. This is solely for your own protection. Check out your local hardware store to re-key. You can buy all new locks, but sometimes it gets to be a little expensive.

Lawnmower – Unless you plan to hire a gardener you will definitely need to buy a lawnmower. Many homes in California have no lawns, and the back yards are dirt, so this doesn’t always apply.

Garden Supplies – Like I previously stated, California back yards are primarily dirt. Consider purchasing plants and trees to fill. Every home needs a garden hose.

Tools and Repair Items – Every house needs a well-stocked tool box. Hammers, screw drivers, pliers, wrenches, nails, and tape measures are just a few of the essentials every house needs.  If you’re looking to do some remodeling, don’t forget paint brushes, paint scrapers, mixing paint containers, rollers, drop clothes, and sandpaper.

Outdoor Entertaining – Lawn chairs, umbrellas, patio furniture and a BBQ grill are just a few things you need to entertain family and friends.

Window Coverings – Blinds, drapes, Roman shades, scarves, toppers, and shutters/ sheers are just a few ideas for window coverings. IF you’re low on budget, try self-adhesive paper blinds with clips.

Appliances – Depending on how much you want to spend, look into having a refrigerator, washer and dryer, and cooktop/range. Consider buying used appliances if you’re on a strict budget.

Linens, Towels, and Floor Coverings – Try Bed, Bath, and Beyond or Linen-n-Things!
If you’re not quite sure the color scheme you’re going for, or need some help with designing your home, look into hiring a personal Interior Designer to work with you.  Try Living Solutions Interior Design for help!

Top 5 Reasons to Sell your Home in 2014

Why is 2014 the perfect time to sell your home with me?

1. Low Inventory! The number of homes for sale have dramatically dropped and so homebuyers are lining up to make offers on homes for sale.

2. Home prices are up, up, up! There are more homes in demand which are helping to drive home prices.

3. And to think it couldn't get any better - LOW Interest Rates! If you sell now, take advantage of financing new homes with low interest rates!

4. With low inventory, buyers are contributing to sales of homes. They are asking less for the seller.

5. STEPHEN NISSOU, of course! I have a proven track record for selling homes quickly and efficinently! What's even better is my personal AND extended marketing plan that helps you sell your home, sometimes within 30 days or less!

How many more reasons do you need to sell your home San Diego's real estate expert?
